Residential

Single-Family Detached 3-Story Homes

Everybody knows that Las Vegas is one of the fastest growing markets in the country. However, as land and infrastructure costs continue to rise, builders are continuously searching for their next competitive edge. Some local top builders are developing single-family, 3-story projects with great success and increased profitability. The Kelly Design Group takes great pride in finding new solutions to old challenges.

Commercial

Commercial Tennant Improvement

This commercial tenant improvement project utilized The Kelly Design Group's practical construction knowledge to find cost effective solutions to common design challenges. The Owners of the Déjà Vu's Love Boutique wished to convert a multiple tenant building into a new single retail space of over 18,000 square feet. The new space was created by removing and shoring wood bearing and shear walls so they could be replaced with new steel moment frames.

Multi-Family

This apartment project, located in a fast growing section of Reno, Nevada, is comprised of 7 unit types and 5 building types; a total of 245 units, with a clubhouse, onsite covered parking, and enclosed garages. The three story structures utilize today's wood framing techniques to avoid costly steel frames at the lower levels. Portions of the two parcels of this project were cut/fill lots. As such, potential differential settlement concerns were mitigated by the use of a post-tensioned foundation system.

CAD Manager

The CAD Manager will be responsible for supervising and mentoring drafters, scheduling projects for the CAD department, determining design modifications and entering edited information in AutoCAD, preparing preliminary line work from engineers' layouts, and producing graphic representation of designs for review and approval.
